Our Plan To Market Your Home

Ron Davis Realtors Marketing Plan enables our clients to get the best possible price, as quickly as possible, and with the most favorable terms and conditions. Along with our services and reputation, we commit to your being more than satisfied with our professional service.

Our Guarantee: If at any time, for any reason, you are not satisfied with our service, you may cancel the listing agreement.

I. Preparation:
Proper prior planning lays the groundwork to ensure that the process of selling your home runs smoothly from listing to closing. We will:
  1. Prepare a competitive market analysis based on recent sales and current market conditions to estimate the fair market value of your property.

  2. Work with you to price your house properly with the "right price" (one that is fair and competitive).

  3. Provide a free consultation with a professional real estate stager to help you put you homes best foot forward to agents and potential buyers.

  4. Give your house the widest possible exposure ("exposure sells") by working with the Realtor community by:
    1. Contacting our Realtor database via email to immediately notify them of the listing. We maintain relationships with approximately 160 of the top agents in the area and "work" them to leverage our sales team.
    2. Follow-up with a brochure providing details about your home.
    3. Submit your listing to Charleston Trident Multiple Listing Service to put the 1700+ real estate community to work to help us find the right buyer.
    4. Work with local Realtors to preview your property

  5. Place your listings on the Internet via our enhanced listing service with Realtor.com, LuxuryRealEstate.com, CharlestonHomeReview.com, RonDavisRealtors.com and all the major search engines (MSN, AOL, Excite.com, Google.com, Yahoo.com, etc).

  6. Neighborhood calls or letters to inform neighbors that your home is for sale (often a source for buyers).

  7. Write ad copy for publication in the appropriate brochures, publications, or websites.

  8. Advertise Post & Courier Newspaper - photo ads in the real estate section on Fri-Sat-Sun of each week.

  9. Produce and send "just listed" cards to the local community (we find that many purchasers of property already own property in the area).

  10. Produce a virtual home tour for use on the Internet to enhance your listing visually and send it out to local realtors.

  11. Direct mail to selected databases that we maintain as appropriate

  12. Prepare a brochure that highlights information on your home for both Realtors and prospective buyers.

  13. Provide other promotional aids including information on the community, local schools, etc.

  14. Provide on-going guidance on enhancing your house including what to do when an agent is showing your property.

  15. And then do the dozens of other "little things" that set us apart from our Realtors.

II. Interim Period - From Listing to Contract:
This is often the most challenging period. The "not knowing" phase is often anxiety producing. We will:
  1. Speak to you weekly, or as often as you prefer to keep you advised of showing and feedback that we receive from the Realtors

  2. Keep abreast of factors that affect the real estate market, such as mortgage rates, new listings and selling prices.

  3. Act as your representative to other agents who have prospective purchasers.

  4. Arrange for ads to be published or renewed on a timely basis.

  5. Assist you in negotiating the terms of a contract.

  6. When a contract is presented, ensure that all pertinent information is obtained regarding their financial ability.

  7. "Beat the bushes" to find a prospective buyer from our extensive prospect database.

III. Escrow Period - A Contract has been Accepted:
During this period you can relax a bit because you no longer have people visiting your home. However, our responsibilities continue in order to ensure that all parties uphold their commitments. We will:
  1. Help you to select a closing attorney should you not already have one.

  2. Deliver a copy of the contract to your closing attorney.

  3. Schedule all necessary inspections.

  4. Work with mortgage appraisers are required to provide information on the community and comparable sales.

  5. Ensure that earnest money is received and deposited in escrow accounts.

  6. Ensure that all contract contingencies are met within contract dates.

Beyond the commitments outlined above, we are there to assist you in any way that we can to make sure that the sale of your home is as pleasant as it can be.

Selecting a Real Estate Consultant

Selecting a Real Estate Consultant who will represent you in the marketing and sale of your home may be one of the more important decisions you make. This selection process is just as important as selecting any other professional, such as your attorney, accountant, dentist or family doctor. That individual (or team in our case) selected should be working for you, keeping at all times your best interest in mind. Your agent will be directly involved in advising and counseling you with regards to a large portion of your personal assets.

First of all, your Real Estate Consultant must have your confidence and trust, creating a fiduciary relationship, but also you should have specific criteria for selecting the right team. We suggest that you evaluate that person(s) in the following ways:

  1. Appearance, demeanor and attitude. Effective sales require a "can do" attitude. You want someone that is confident and has the drive to succeed.

  2. Overall marketing plan & presentation

  3. Willingness to assist you in selecting the "right price" at which to sell your home.

  4. Ability to prepare written competitive analysis so that you are properly informed in setting that "right price"

  5. Willingness to discuss the costs associated with selling your home and all of the expenses involved in the marketing of the property.

  6. Commitment - is he or she involved in their business full-time or part-time. Are they available for evening and weekend showings or meetings? How does a prospective buyer or agent get a hold of them after hours (i.e., does the call to voice mail or is the phone answered)

  7. Ability to explain agency relations so that you know whom they are working for.

  8. How successful are they. The person you want to hire is the most successful and busy person - they can get the job done.

  9. What professional training and certification do they hold? Are they a Realtor? Do they hold a Certified Residential Specialist (CRS) designation?

  10. What do past clients say about their work? Ask to see testimonials and speak with past clients.

Please Note: The sale of your home is very important to you. Select your consultant on their integrity, skill, marketing plan and knowledge - NOT because he or she told you a price you wanted to hear. Unfortunately many people think that their decision should be based only on which agent recommends the highest listing price and the lowest commission. If those are the only criteria, the least competent agent will usually get the job and the owners will lose money somewhere else in the transaction. To gain a half percent in commission cost and lose three percent due to poor marketing, negotiation and transaction management doesn't make sense. Property that sits on the market unsold for an extended period is unnecessary.
